Valuations
Understanding the rental value of your property is the first step in getting your property to market. At Polkadot, we'll meet you at your property to conduct an appraisal, to ensure your property fulfils its rental potential ahead of listing your property.
Marketing
We ensure your property is seen by prospective renters looking for a property like yours in the area. We will take an unlimited number of prospective tenants on accompanied viewings 7 days a week to convert them into successful applicants and minimise void periods on your property.
Tenant Selection
We protect your property as if it's our own. We fully reference prospective tenants to make sure the tenants living in your property can meet the financial requirements to make rental payments and have the right to rent in the UK.
Tenancy Agreement
We will arrange the compilation of the tenancy agreement ensuring it sets out the legal terms and conditions of the tenancy along with issuing all Prescribed Information prior to residents taking occupation of your property.
Safety Certifications & Checks
Your landlord responsibilities oblige you to ensure your property is fit and safe for habitation. Polkadot will ensure you meet your duty of care obligations along with complying with over 150 pieces of legislation required prior to the tenant even moving in.
Maintenance and Repair
At Polkadot, we will be the first point of contact for your tenant, and ensure any necessary work is carried out quickly, and at a fair market price. Polkadot Lettings will never charge you commission on maintenance and repairs.
Regular Property Inspections
During the tenancy, we carry out all routine inspections in order to maintain a record of issues whilst also ensuring tenants are aware that they remain liable for the good condition of the property during the tenancy.
Serving Legal Notices
We ensure correct serving of all notices, such as rent increase and repossession notices, which can be crucial when it comes to winning any court cases or having cases thrown out before hearing.
